Custom Home Builder Project Financing From $500K up to $20M!
Builders Commercial Capital Group (BCG) works with developers, homebuilders, and general contractors who wish to purchase vacant lots and build single-family homes that can be sold at a profit upon completion. We provide funding from private investors instead of banks, so our loan program is driven primarily by the profit margin between the builder’s cost to build and the highest price that the newly built home can be sold for upon completion.
LOAN PROGRAM BENEFITS:
- Loan Amounts of up to $20M (depending on the project)
- Up to 90% of the Vertical Construction Budget including the lot purchase, site/foundation work, vertical construction, mechanical systems, appliances, finishing packages, and staging/furnishing (for model homes).
- Fixed rates between 8.5% – 10.5%.
- Up to 90% Max CLTV
- Non-Recourse.
- All credit grades considered (Soft Pulls Only).
- Interest-only payments until the home is sold to repay principal.
- Multiple/Simultaneous projects OK.
- Can be SFRs, custom/spec/production/model homes, condos, and 4 to16-unit townhomes.
- Works for qualified “Fix and Flip” projects as well.
APPROVAL/DUE DILIGENCE REVIEW REQUIREMENTS:
- Must have (or be) an experienced, licensed, bonded, insured GC to manage the project.
- A Completed Project Financing Application
- A Copy of the Approved Building Permit
- A Copy of the Final Plans
- Labor and Materials Budget w/Draw/Disbursement Schedule
- Purchase Contract (or a copy of deed) for the vacant lot,
- A “clear” title report on the site/subject property.
- The Homebuilder must use a local licensed real estate or broker to list and sell the home(s) upon completion.
